The development of BIM technology has progressed through three main stages: germination, emergence, and growth. Professor Charles Eastman extensively explored the concept after its initial proposal. Phil Bernstein, an American architect and former deputy manager of Autodesk’s Building Solutions division, was the first to formally define the term BIM—Building Information Modeling. Autodesk, under his leadership, developed the Revit software series, which has become the most widely used BIM software in China’s construction sector.

Many architects and researchers have contributed to the advancement of BIM by introducing related concepts such as standardized building models and 3D building representations. BIM is generally defined in two ways: first, as a method that uses data within the models to control costs and schedules; second, as a technique to extract 2D plans from 3D models to improve the efficiency of building production.

In recent years, BIM technology has rapidly evolved, driven by advances in computer technology that have enriched and optimized its capabilities. Numerous BIM software solutions have emerged, and many construction companies worldwide have integrated BIM into their project workflows. Applying BIM in construction significantly enhances building efficiency, improves quality, and reduces risks for construction firms.

Today, BIM is used for comprehensive data reporting, efficient data management, and building information management. It supports model creation and analysis—including structural strength and process simulations—greatly advancing the management systems used by construction companies.

Traditional building modeling tools have notable shortcomings. For example, if building drawings contain inconsistencies or errors, these systems may fail to recognize them, leading to acceptance of incorrect models. In contrast, BIM-supported systems reject any graphics that do not meet strict requirements, preventing such errors from affecting the overall project.

BIM technology encompasses a wide range of content and is a highly integrated application. Its use requires adaptation to the specific conditions of each building project. Furthermore, maintaining and managing buildings—especially during construction and renovation—demands the integration of diverse professional knowledge to ensure optimal design and execution.
