Key Preparations for Businesses Before Developing BIM Models

BIM involves creating a parameterized 3D model. Currently, most construction companies use CAD technology based on 2D lines or 3D surface models. Transitioning to BIM requires companies to invest in personnel training and update their hardware and software infrastructure to develop BIM models using new tools and techniques. So, what preparations are necessary for companies to successfully create BIM models?

1. Personnel Training

Creating BIM models demands that designers master BIM modeling techniques and tools. Currently, many designers in construction firms are familiar only with traditional 2D CAD technology. To shift from 2D CAD to 3D BIM modeling, companies must allocate resources to train their staff in BIM skills and help them transition their design mindset from 2D to 3D.

BIM skills can be developed through external training for key personnel or internal training for employees already familiar with BIM technology. Additionally, collaborating on actual BIM projects with organizations experienced in BIM is a practical way to gain expertise. BIM software providers often offer training, which should cover not only the core BIM modeling software but also the broader BIM technologies and workflows. Mastery of BIM involves adapting to BIM business processes, not just software operation.

2. Software Selection

Implementing BIM requires a variety of software tools, and choosing the right software is crucial for successful project delivery. When selecting BIM modeling software, companies should consider integration and information sharing capabilities, as well as interoperability between different tools.

Key questions to ask include: What is the primary purpose of this software? Is it user-friendly? Can staff smoothly upgrade their skills with training? What file formats does it support, and how well does it collaborate with other software? Can the BIM model be used for future project analysis?

BIM software is typically based on a database platform and supports parameterization, embedding rich information within the model. When changes are made, related objects should update automatically. Since design files may come from diverse sources, BIM tools should facilitate file linking, sharing, and referencing.

BIM technology must also support the creation of 2D floor plans to meet contractual documentation requirements and be able to export files compliant with IFC standards set by the International Alliance for Interoperability (IAI).

Currently, leading international software developers offer BIM modeling solutions, including Autodesk’s Revit series, Bentley’s MicroStation TriForma, Vico’s ArchiCAD, Tekla’s Tekla series, and Google’s SketchUp. Models created with these tools can be integrated and linked with NavisWorks for project analysis.

3. Hardware Upgrade

BIM modeling demands more powerful hardware compared to traditional CAD software. Most existing hardware in construction companies is insufficient to support BIM requirements. Therefore, companies must invest in upgrading their hardware systems to effectively adopt BIM technology.
