Applying Building Modeling (BM) technology to establish BIM models can be integrated at various stages throughout a project. This approach offers valuable insights for management and decision-making, enhances investment value, and helps achieve anticipated goals.
(1) BIM Team Established by the Design Institute
At the project’s early stages, the design institute forms a BIM team that creates simple models to perform design analysis and develop optimal planning schemes. Once the construction drawing design is complete, this team collaborates closely with the design team to model the project according to established processes. This collaboration helps identify design errors, omissions, and weaknesses early on, improving overall design quality.
Additionally, BIM models enhance visibility for owners and contractors, enabling timely issue identification and facilitating proactive plan adjustments and optimizations.
(2) BIM Team Formed by Equipment Suppliers
Typically, equipment suppliers do not establish dedicated BIM teams. Instead, they provide relevant equipment information to support the BIM team in developing and refining the models.
(3) BIM Team Established by the Construction Unit
The construction unit’s BIM team mainly focuses on mechanical and electrical pipeline applications, simulating pipeline layouts in advance to assist actual construction. Building on the design unit’s existing models, the construction team can add functions such as process control, material management, schedule tracking, and quality assurance.
This team continuously enriches the BIM model and updates it according to the project’s real-time progress, enhancing construction management efficiency and effectiveness.
(4) BIM Team Formed by Third-Party Consulting Companies
Third-party consulting BIM teams are mainly responsible for planning and overseeing BIM model implementation on behalf of owners. They regularly hold coordination meetings, engage design and construction units, and monitor progress to identify and resolve issues promptly.
However, due to limited authority and management capacity, their ability to coordinate and drive actual work is constrained, preventing them from acting as the core driving force.
(5) BIM Team Formed by BIM Software Companies
BIM teams from software companies excel in BIM software expertise and provide professional training. Yet, they often lack specialized design skills, making seamless integration with design and construction teams challenging.
Furthermore, their unfamiliarity with onsite conditions can lead to a disconnect between design and actual construction. Additionally, consulting fees from software companies for BIM applications tend to be relatively high.
At the project level, construction BIM teams are primarily formed by construction firms based on project needs, client contract requirements, national policy guidance, and other factors. Team personnel and equipment should be selected according to the project’s comprehensive demands to align with contract stipulations and guide construction effectively.
The scale, expertise, complexity, and contractual conditions of the project determine the size and composition of the BIM construction team. Establishing a well-structured and balanced team is essential to control costs, enhance team capabilities, and ensure BIM applications accurately guide project construction.
