As the design general contracting model gains traction and BIM technology continues to mature, the industry is actively exploring ways to fully harness BIM’s potential in commercial complex projects. Leading Chinese commercial real estate companies such as Wanda, Xincheng, CR, and Longfor are conducting extensive research and pilot applications. In 2017, after completing research and pilot projects, Wanda Group publicly committed to fully adopting the BIM general contracting model. This approach is now implemented across all Wanda Plazas directly invested by the group nationwide. By centering on BIM models, the model aims to achieve comprehensive control over design, planning, cost, and quality, as illustrated below.

The BIM general contracting management mode is a BIM-based design general contracting approach that spans the entire project lifecycle. It is characterized by coordinated and synchronized processes, proactive management, and a unified operational model. This intelligent construction method, pioneered by Wanda Commercial Real Estate, marks a significant advancement beyond traditional construction general contracting. By integrating BIM technology into design general contracting, it aims to enhance design efficiency and quality through centralized coordination and management, ultimately ensuring project construction and operational success.
Given that the design general contracting model significantly increases the scope and complexity of design work, effective management of design subcontracting—covering technical and managerial aspects—is critical and challenging. The BIM general contracting model optimizes this process by placing BIM models at its core. Design general contractors are required to consolidate all subcontracted design deliverables within a BIM collaborative platform and manage them using information technology. To ensure design quality, management is strengthened through standardized contracts, detailed design task sheets, performance evaluations, and a mandatory third-party review system. A consulting firm, independently hired by the construction entity, reviews the design results to verify compliance and soundness.
