During the operation management phase, asset management is guided by facility management principles and supported by the robust BIM model, which contains extensive information. First, the visual data models enable effective management of facility information related to assets. The BIM model holds a wealth of data, including both two-dimensional and three-dimensional details of the construction project, as well as information on materials, equipment, prices, and manufacturers. This comprehensive data matches reality closely, preventing information fragmentation and loss, and providing a reliable basis for maintenance and management.
Second, leveraging the BIM model allows for detailed equipment information and data statistics, facilitating the scheduling of maintenance plans and timely updates or repairs. BIM technology integrates with equipment through dedicated interfaces, enabling real-time reflection of equipment status within the model. By monitoring operational parameters, the current condition of equipment can be assessed, allowing for the development of scientific and well-informed maintenance schedules.
Third, organizations can create a three-dimensional information model encompassing all assets. Through statistical analysis of this model’s asset data, regular updates can be made and comprehensive asset inventories maintained.
