BIM Q&A: How Effective Is BIM Technology? Insights from Two Real-Life Cases

The Wangjing SOHO project, which began in 2015, covers a total construction area of 520,000 square meters and reaches a height of 200 meters. The building’s exterior facade and floor plans feature irregular curved lines, with each floor uniquely designed—there is no consistent pattern of inward expansion. This complexity posed significant challenges in construction, coordination, and management.

China Construction’s Eighth, Third, and First Engineering Divisions collaborated to develop BIM distributed models using CatiaBIM, including building, structural, mechanical and electrical, site, process, and construction models. They performed collision detection across various pipeline systems to ensure zero clashes, enabling proactive quality control during construction. By integrating BIM models with the construction schedule, they effectively simulated progress and organization, minimizing rework.

Moreover, the integration of BIM with property management systems facilitated the use of big data to analyze building energy consumption and costs across different timeframes and categories, allowing for the creation of efficient maintenance plans. Mechanical ventilation, vertical transportation, temperature monitoring, water balance, basement equipment, video surveillance, and tenant information were all systematically analyzed to optimize space management.

The application of BIM throughout the entire project lifecycle significantly reduced labor costs during construction and calculations. It provided robust data support for precise, environmentally friendly building practices, expanded the scope of BIM operation and maintenance platforms, and delivered enhanced user experiences.

The Shanghai Center Building project also started in 2015 and stands 632 meters tall, with a total area of 576,000 square meters. This vertical spiral tower includes numerous electromechanical systems and large-scale equipment, presenting significant organizational and management challenges. The project involved a lengthy timeline, many participants, and complex coordination across various disciplines.

Shanghai Construction Engineering employed Autodesk BIM to address the challenge of positioning complex curved curtain walls on flat surfaces through detailed BIM modeling. BIM visualization facilitated seamless communication among owners, construction teams, and contractors. Structural and mechanical-electrical models were developed, with pipeline visibility and collision detection improving design quality.

Using BIM models, construction sites were monitored and progress simulated. The BIM database provided detailed engineering quantity statistics, aiding in accurate budgeting and final settlement. Coordination with the procurement department helped control costs effectively.

Furthermore, a green and intelligent operation management platform was created by integrating BIM with comprehensive management systems, enabling real-time, dynamic equipment management and maintenance. Asset management leveraged RFID technology and digital camera probes, with all facilities and equipment uniformly coded to support system analysis.

The system consolidates the building’s overall operational status on a large display, delivering real-time alarm notifications. By applying BIM across design, construction, and operation phases, the project achieved effective progress control, cost management, and maintenance oversight.

This comprehensive use of BIM integrates structure, systems, services, and management throughout the building’s lifecycle, establishing an efficient, sustainable, energy-saving, intelligent, and user-friendly management model for super high-rise buildings.
