BIM Explained: Key Concepts and Essential Keywords You Should Know

The full term BIM stands for “Building Information Modeling.” Since its emergence, BIM technology has gained increasing global attention and adoption. There are various definitions and interpretations of BIM, but the most comprehensive and widely accepted is from the National Building Information Modeling Standard (NBIMS) in the United States:

“BIM is the process of creating and managing digital representations of the physical and functional characteristics of facilities. It involves sharing knowledge resources about a facility, providing reliable information to support decision-making throughout the entire lifecycle—from conception to demolition. Throughout the project, stakeholders collaborate by inserting, extracting, updating, and modifying information within the BIM to support and reflect their responsibilities.”

From this definition, several key characteristics of BIM technology can be identified:

BIM Q&A | What is BIM technology? Several keywords that can characterize BIM technology

Digital Representation: BIM’s information products are expressed through digital parameters, enabling continuous integration during input and output processes.

Shared Resources: Every project participant contributes their work to the BIM model, sharing and transmitting resources through this unified platform.

Full Lifecycle: BIM spans the entire project lifecycle—from early conceptual design and construction to operation and eventual demolition.

Collaborative Work: Timely communication and cooperation among diverse participants and professionals throughout all project phases ensure that the interests and goals of all parties are met.

In essence, BIM technology uses 3D visualization and simulation software to create a digital model of a building. This model contains both geometric information—such as dimensions and elevations—and non-geometric data, including materials, costs, and procurement details. Together, these form a comprehensive building information database.

Project participants and professionals use collaborative computer platforms to develop and update BIM models. They extract relevant information as needed, communicate changes promptly, and manage models effectively across all construction stages. This collaborative approach enhances project efficiency, reduces risks and waste, and supports better decision-making throughout the construction lifecycle. This summarizes the core application of BIM technology in construction projects.
