Establishing a BIM technology team is essential for successfully implementing BIM technology in any project.

BIM Team Leader: Responsible for coordinating and managing the BIM technology team’s work. This role defines the overall goals for BIM implementation in the project and sets critical milestones. When significant technical challenges arise, the leader allocates resources and oversees problem-solving efforts. They also manage complex aspects such as personnel and budget coordination.
Deputy BIM Team Leader: Oversees the daily operations and implementation of the BIM technology team. Duties include setting standards, managing technical applications, organizing internal personnel, and coordinating between all stakeholders—both within the team and with external departments. The deputy leader also directs subcontractors across disciplines to apply construction drawing design models, manages model integration and clash detection, and works with relevant parties to resolve issues related to processes, procedures, and scheduling. Additionally, they are responsible for providing the necessary family libraries for the project and addressing all technical issues encountered throughout the project.
Mechanical and Electrical Installation BIM Team: Using construction drawing design model data, this team creates detailed mechanical and electrical models and coordinates these across disciplines. They perform comprehensive clash detection for pipelines to ensure clearance requirements are met. Based on deepening design BIM models, the team inspects equipment rooms, optimizing the layout of equipment, piping, and support hangers through necessary checks and adjustments.
Steel Structure BIM Team: This team works from construction drawing design models to execute tasks like modeling, professional coordination, and construction simulation. They perform necessary reviews and refinements to develop deepening design models. Comprehensive clash detection is carried out with other professional deepening design models, and reports are submitted for any interdisciplinary issues. In collaboration with the BIM team leader, the steel structure team supports BIM activities throughout the entire project lifecycle.
Curtain Wall BIM Team: Responsible for tasks such as model creation, coordination, and construction simulation based on curtain wall construction drawing models. They conduct detailed design and perform thorough clash detection and adjustments with other deepening design models. Any issues involving other disciplines are documented in collision inspection reports. The team works closely with the BIM team leader to ensure BIM processes are completed throughout the project.
Other Specialized BIM Teams: These teams use construction drawing design models to perform necessary checks and adjustments, advancing them into detailed construction design models that are regularly updated during construction to remain relevant. They conduct comprehensive clash detection with other professional deepening design models and verify necessary adjustments. Issues involving other disciplines are documented via collision inspection reports. Their work aligns with BIM application requirements at various project stages, cooperating closely with BIM leadership and team leaders to fulfill BIM objectives throughout the construction phase and project timeline.
