BIM, or Building Information Modeling, is commonly defined in three key aspects. First, it is a digital representation of the characteristics of building facilities. Second, it serves as a comprehensive database that covers the entire lifecycle and shared information of these facilities. Third, it provides a collaborative platform for all parties involved in construction to coordinate their efforts effectively.
BIM captures both the physical and functional attributes of buildings, including external features, detailed structural elements, and volumes. It also integrates time-related data such as project schedules and construction processes, along with information about equipment and resource allocation during construction. During the later stages of design, software tools can detect errors early, minimizing costly changes during construction. This results in a three-dimensional, multi-dimensional building information database that offers relevant data to all stakeholders. Furthermore, it provides a collaborative workspace that enhances coordination and communication among different units and departments.
In 2015, Dodge Data & Analytics released a research report on the value of BIM applications in China. This report is based on an online survey of 350 Chinese construction companies. The figure illustrates how these companies evaluate the value of BIM. More than half of the surveyed enterprises recognized the benefits listed, demonstrating the practical significance of BIM’s value in the industry.
BIM represents an important management innovation in the construction sector, emerging from the digital transformation era. It uniquely integrates all physical information—such as building shape, space, and materials—with dynamic data like construction progress and resource allocation, forming a comprehensive building information database. Additionally, leveraging the internet, this database is continuously shared and updated on a collaborative platform, serving as a vital tool for implementation and management across all project participants.
