BIM Q&A: Exploring the Future Development and Growth Path of BIM

There remains a significant gap between the practical implementation and the theoretical ideal of BIM in real-world applications. Considering current technological limitations and emerging future demands in the construction industry, four key development directions for BIM have been identified: management-oriented BIM, design-oriented BIM, analytical BIM, and comprehensive BIM. Our goal is to empower BIM to effectively support all phases of a building’s lifecycle—from construction and operation to renovation and demolition.

By doing so, BIM can provide valuable guidance to designers, inspiring creativity, enhancing design quality, identifying optimal solutions, and overcoming the constraints of traditional design thinking. Additionally, it aims to equip management teams with efficient tools for building operation management, ultimately becoming an indispensable resource for all involved professionals. This approach seeks to inspire and inform the next generation of BIM research and development.

BIM Q&A | What are the future development directions of BIM? Let's take a look at the development path of BIM together

Design-oriented BIM focuses on using BIM to store, transmit, and utilize architectural design knowledge and information, as well as to rationalize complex building forms. It addresses the current shortcomings in spatial design capabilities and meets the increasingly complex and varied demands of the future construction industry.

Management-oriented BIM aims to enhance BIM’s role in information management, cost accounting, and energy consumption control throughout the construction and operation phases. This development direction addresses the present lack of a holistic lifecycle perspective within BIM and supports the construction industry’s shift toward digitalization and industrialization.

Analytical BIM represents the advancement of BIM to provide fast, accurate performance analysis feedback during early design stages, even when only basic building blocks are available. This approach resolves the current absence of timely feedback within BIM and aligns with the construction sector’s growing emphasis on high-performance and sustainable development.

Comprehensive collaborative BIM envisions BIM’s future capability to fully manage all project information and ensure swift communication and interoperability among stakeholders. It strives to offer a shared collaboration platform where all participants can align on the project’s development and design direction. This addresses current limitations in change management and business processes, while meeting the challenges posed by globalization and increased informatization in the construction industry.
