Facility Management, commonly abbreviated as FM, involves utilizing multidisciplinary expertise to integrate people, places, processes, and technology, ensuring the smooth operation of buildings. While traditional building operation and maintenance is often referred to as property management, modern FM differs significantly, primarily in its target audience. Property management focuses on building facilities, whereas contemporary FM centers on managing the operational aspects within enterprises.
With the advent of BIM (Building Information Modeling), efforts are being made to create a better integration between BIM and FM. Today, we will explore five key benefits that BIM brings to facility management.
1. BIM Models provide an effective way to integrate and manage the data required for operation and maintenance. Routine maintenance no longer needs to be a concern, as BIM models can display all historical issue data within the model itself. FM based on BIM allows for software updates at any time, stores all data in a centralized database, and offers robust support for operation and maintenance teams. Essentially, BIM models serve as an electronic owner’s manual and an invaluable tool that simplifies the tasks of facility managers.
2. BIM enhances spatial management by quickly visualizing spaces, enabling more efficient use of available areas.
3. BIM supports construction analysis, particularly for sustainable development initiatives such as LEED certification. BIM models continuously update all collected data and integrate programs developed with environmental goals in mind. As a result, when seeking LEED certification, the BIM model acts as a foundation for identifying areas of improvement and ensuring compliance.
4. BIM simplifies change management. Facility managers can use BIM models to plan solutions and allocate space more effectively. Additionally, BIM helps detect necessary changes in space or usage when conflicts arise.
5. When new software solutions are developed and introduced to the market, BIM models can connect seamlessly to a facility’s building automation system. This integration offers numerous advantages in terms of information management and system efficiency.
These five points highlight the benefits BIM offers to facility management. Although BIM adoption began relatively late in China, its development has been rapid and its applications deepening. We believe that as its use expands, the integration of BIM and FM in China will continue to improve and become more refined.
