In the construction industry, owners serve as the primary integrators and coordinators of the entire production process. They play a crucial role as drivers of technological innovation and act as the “engine” propelling technological advancement across the sector. The owners’ demand for enhanced overall project efficiency is a key force behind the rapid adoption of new technologies like Building Information Modeling (BIM).

However, many domestic owners still lack a clear understanding of BIM technology. Often, they adopt BIM reluctantly and only when required by specific design environments. BIM encompasses various stages and processes throughout a construction project’s entire lifecycle, integrating planning, design, construction, and management.
In BIM implementation, owners act as the overall coordinators and are the main driving force. From their perspective, key priorities include reducing costs, shortening construction timelines, and improving return on investment. Before BIM became widely adopted in China, challenges such as limited expertise, technical shortcomings, and incomplete application often caused a significant gap between anticipated and actual benefits in cost savings, schedule reduction, and investment returns. This has led to hesitation and resistance among project owners to embrace change.
In contrast, international experience shows that owners are the primary beneficiaries of BIM adoption, gaining more advantages than other stakeholders like design firms. Specifically, owners can leverage BIM to assess energy efficiency, environmental impact, and cost factors more accurately, resulting in more reliable design outputs and ultimately enhancing the project’s overall profitability.
Organizationally, BIM enables owners to engage more actively in design planning and control through its visual capabilities. Process-wise, BIM allows for thorough evaluation of building functionality and aesthetics prior to construction, improving management of design changes and reducing the overall construction timeline.
Thus, BIM not only accelerates design quality and speed but also lowers construction costs, expedites building schedules, and enhances construction quality. It significantly boosts the overall efficiency of project design and execution, with owners standing to gain the most. Raising owner awareness about BIM’s benefits and encouraging them to require BIM adoption by design and construction teams is essential to fully unlocking its value and achieving greater returns on construction projects.
