Understanding the Essential Core of BIM

What is the fundamental core of BIM? The answer lies in the literal meaning of BIM, which stands for Building Information Modeling. In Building Information Modeling, the model serves as the foundation, the core, and the primary working object. Essentially, the building information model is a database that stores integrated project information. It supports various applications to differing extents, with the database acting as the central hub.

Moreover, one or more digital information model entities encompass the entire lifecycle of construction projects. These models provide a platform for information exchange among all parties involved in the construction process.

Models can be classified in several ways:

  • By the type of information integrated, models range from 3D, 4D, 5D, and even nD models.
  • By professional discipline and construction stage, they include design models (further divided into architectural, structural, MEP, comprehensive, and various analysis models), construction models (such as general contracting and professional subcontracting models), manufacturing models, and facility operation management models.
  • By the degree of information centralization, models are categorized as centralized or distributed.

There are notable differences in the level of integration and the content of information across these various types of building information models. When applying BIM in construction projects, it is crucial to select models tailored to specific needs.

In BIM-enabled projects, the initial step for all participants is to establish the model and incorporate project information into it in multiple ways and to varying extents. Next, some or all project tasks should be linked to the model, using it as an auxiliary tool while interacting with other information systems to maximize information sharing. Finally, the outcomes of each project phase must be reflected within the model.

Based on this explanation, what truly forms the fundamental core of BIM? It becomes clear that an information flow process centered on the model exists alongside the material flow in construction projects. Building Information Modeling has evolved into a working platform, an interactive tool, and a communication channel for project teams. It serves not only as the foundation and object of work but also as the core of all BIM-related activities.
