The models designed for different stages and disciplines of a project naturally vary, but ultimately, they need to be integrated into a single model for final delivery. Ideally, a project would have only one BIM model used by all designers, contractors, subcontractors, and manufacturers. But is one BIM model truly sufficient?
What we typically refer to as BIM models are usually defined by the modules relevant to each profession or designer. Architects focus on buildings, engineers on structures, and management takes a more comprehensive approach. Each has its own data and specific uses. However, once these individual models are completed and merged into a unified model, is having only one model really enough? In my view, it often isn’t.
During a project’s construction phase, all participants can modify or add data to the BIM model to meet their own needs. This leads to different versions: one for the design institute, another for the construction team, and so on. After project completion, the client (Owner) often needs to include additional data for operation and maintenance, resulting in yet another model managed by the maintenance team. Relying on a single model tends to oversimplify these complex, varied requirements.
Moreover, in reality, a single BIM model rarely exists. Architects maintain their own design models, engineers have analysis models for their disciplines, contractors develop construction simulation models, and manufacturers create workshop drawings or production models. The key to effective collaboration is sharing information across these different models using BIM, ensuring they all represent the same project. However, current BIM technology and capabilities do not yet support seamless coordination between multiple BIM models. Therefore, one BIM model clearly falls short of meeting today’s demands.
So, is one BIM model enough? That concludes my thoughts on this topic. These are just my personal views, and I invite everyone to share their opinions and engage in further discussion.
