Benefits of Using BIM Models

In my previous article, I briefly discussed the advantages of BIM models, but the information was somewhat scattered. Today, I want to present these points more clearly and comprehensively to help guide your BIM learning journey.

1. Visual Design

Traditional 2D drawings often require additional elevation or section views to fully convey construction details. For complex buildings, this can be challenging because it relies heavily on the designer’s spatial imagination to mentally assemble the drawings into a complete picture. Since spatial visualization skills and practical experience vary widely, misunderstandings frequently arise—especially between designers and owners.

Owners typically lack the spatial imagination and hands-on experience that designers have, leading to misinterpretations, frequent design changes, and sometimes even the need to scrap and redo initial plans. In contrast, BIM models, supported by specialized software, bridge this gap by providing a clear, shared visual representation. This reduces design revisions and minimizes conflicts between designers and owners.

2. Data Synchronization

Owners often want construction to start as soon as possible and finish quickly so the project can be handed over to maintenance and sales teams. This urgency compresses the designers’ planning and design timeline, especially when owners push for early bidding. During the design phase, designers must regularly coordinate with owners on floor plans and other details.

In large projects, even minor modifications can impact multiple drawings. Without timely communication, discrepancies often emerge during construction, causing delays. BIM models help mitigate these issues by reducing human errors, omissions, and conflicts. Any change made to the model automatically updates all related data, ensuring consistency and integration throughout the project.

3. Collaborative Work

BIM supports XML file formats, which are essential throughout the design process and the building’s entire lifecycle. Using BIM as a central collaboration platform allows designers in different locations to work together on the same model over a network.

Similarly, during construction, all stakeholders can communicate and coordinate through a BIM-based platform. This real-time information sharing enables efficient management of diverse data and helps keep the project on schedule.

4. Automated Calculations

Traditional quantity takeoffs involve manually measuring drawings, marking distances in CAD, calculating areas and volumes, and totaling quantities. As projects become more complex and building shapes less regular, this process becomes increasingly time-consuming, labor-intensive, and error-prone.

BIM models automate these calculations by accurately determining material properties, areas, volumes, and unit costs. When changes occur, the data updates automatically, eliminating the need for manual recalculations. This significantly improves efficiency, reduces labor, and enhances project execution.

5. Clash Detection

BIM software can perform clash detection to identify design conflicts between components and pipelines early in the process. This allows teams to address issues promptly at minimal cost, preventing small errors from escalating into major problems.

If clashes are discovered during construction, resolving them can lead to additional expenses and project delays. Early detection through BIM greatly reduces these risks.

In conclusion, the benefits of BIM models are clear. Establishing a BIM model early—especially during the planning stage—offers significant advantages. Although it initially increases the designers’ workload, the cost savings and improved efficiencies realized later in the project make it worthwhile. The timing of BIM implementation plays a crucial role in reducing costs and shortening construction timelines.
