The Ultimate Guide to BIM Platforms for Streamlining Residential Project Planning

Today, I am excited to introduce the BIM platform for residential product planning. This platform is specifically designed for Chinese real estate development companies and is built on the 4D-GCPSU system, independently developed by Tsinghua University. Unlike large-scale imported BIM design or engineering software, it fully supports common CAD and BIM file formats.

Primarily targeting project and technical management teams within development enterprises, this platform effectively addresses the information management challenges encountered during the residential product planning phase. Its intuitive interface emphasizes key features, allowing real estate technical managers to learn and operate the platform quickly with minimal training.

The BIM platform for residential product planning is composed of four core functional modules:

1. 4D Scheme Modeling

This module enables users to rapidly create standard floors and buildings by utilizing a BIM standard unit library tailored to specific product lines. Users can assemble and adjust these standard units efficiently to develop planning schemes based on plot maps, resulting in detailed BIM models of proposed designs.

Additionally, the system supports sunlight exposure analysis at any time, allowing users to visually present comprehensive conceptual plans enriched with detailed project information in the shortest possible time.

2. 4D Schedule Arrangement

Designed for project development management, this module provides a detailed schedule input interface based on a standard project management template. Users can import project files directly to create a master control plan for progress tracking.

The system guides users in linking time schedules with 3D models. By leveraging historical construction durations associated with BIM standard layout units, users can manually input and adjust construction timelines, enabling quick generation of the project schedule.

The platform automatically links the schedule to the model, facilitating 3D visualization of construction progress at any chosen time or period while supporting real-time monitoring of current construction milestones.

3. 4D Sales Plan

This module simulates project sales during the planning stage. Users can input sales information into the model through the project’s information tree or by selecting units and buildings in 3D or 2D views.

They can adjust expected prices and sales timelines for each unit, with the model automatically updating color codes based on unit prices. The system generates sales plans linked to the model, allowing users to visualize sales status at any point in time via 3D views while simultaneously calculating corresponding sales revenue.

4. 4D Cost Estimation

This module estimates project costs during the planning phase by automatically categorizing and summarizing the types, areas, volumes, and quantities of all buildings within the 3D scheme model.

Following cost accounting standards, it applies existing project experience data and industry benchmarks, multiplying each component by an experience coefficient to provide both overall and detailed cost estimates. Users can manually adjust this coefficient to reflect specific project conditions.

As more project data accumulates, the accuracy and reliability of these cost estimation coefficients continue to improve.
