Effective Strategies for Construction Companies to Maximize BIM Advantages

BIM initially gained traction primarily within design firms in the domestic market, with limited adoption among construction companies. However, as the construction industry evolves and BIM technology advances, more construction firms are beginning to explore its potential. This shift has led to mixed reactions: some companies fully embrace BIM, while others remain cautious. Based on my visits to various construction companies and personal work experience, I would like to share some insights on how construction firms can effectively implement BIM.

1. Construction companies should start BIM implementation with a pilot project running alongside traditional processes to ensure seamless business continuity. At the beginning of the project, it is essential to develop a detailed BIM implementation plan that clearly defines the scope, measurement methods, and expected timelines. This coordinated approach facilitates data creation during modeling and improves efficiency in later stages.

2. Initial BIM software training should focus on employees within the design department. As BIM workflows become established, other departments can develop customized training programs tailored to their specific roles and the company’s needs.

3. Using files and drawings provided by design firms, 2D plans can be converted into comprehensive 3D models. Any discrepancies found between drawings, or between drawings and related documents, should be promptly communicated back to the design team for correction. This helps avoid costly issues during construction.

4. In hydropower construction projects, graphical information is often insufficient. To address this, construction companies may appoint a mechanical and electrical director to oversee integration efforts. BIM can be piloted in mechanical and electrical segments, and if the workload is significant, companies can collaborate with manufacturers or partner with alternative suppliers, leveraging their leadership role in the project.

5. Since design firms typically provide 2D drawings, construction companies should ask their partners to clearly highlight any changes to prevent confusion during model updates. Alternatively, partnering with design firms that support BIM workflows more effectively can streamline the process.

6. Early BIM adoption may involve modeling errors due to unfamiliarity with the software. To minimize these risks, the interference checking feature built into BIM applications can detect duplicate drawings and design conflicts when integrating multiple disciplines, helping maintain model accuracy.

After completing the 3D model, annotations can be added to display construction-specific information. The model can also generate detailed construction drawings, while complex nodes can be visualized or animated within the model to enhance understanding.

8. Information should be recorded simultaneously during the modeling process. Once the model is complete, quantities can be extracted and linked to coding systems to streamline project estimation.

Upon project completion, a final model reflecting the as-built conditions can be created. This “completion model” simplifies customer maintenance and warranty management, and can be used by end users for ongoing facility management.
