BIM, or Building Information Modeling, is a technology that utilizes 3D models to create a comprehensive database for construction projects. It supports every phase of a project’s lifecycle by enabling efficient access to and use of information. Through BIM, architects, structural engineers, MEP (mechanical, electrical, and plumbing) designers, other specialists, and even project owners collaborate simultaneously within a shared BIM model.

Users can explore building information through 3D visualization. This not only illustrates dimensions, locations, and spatial relationships but also links to databases containing details such as materials, quantities, and costs. These features make BIM uniquely valuable. The key advantages include:

1. Clear communication of design concepts through 3D models, reducing misunderstandings and enhancing design quality.

2. Direct transfer and use of all model information without repetitive data entry, minimizing human error and increasing efficiency.

3. Design verification via 3D simulations that reduce construction risks, prevent wasted time and materials, and cut costs.

Moreover, information generated throughout the design, construction, and operational phases can be leveraged for future facility management.

Design changes are common in engineering projects, especially larger ones where modifications happen more frequently. Developed countries have already made significant progress in BIM technology, processes, and applications. Using mature IT solutions, precise 3D models are virtually constructed before actual building begins. These models allow for simulation and analysis to identify potential issues early on.

This proactive approach replaces the traditional practice of making last-minute adjustments during construction, enabling problems to be resolved in advance without conflicts or disputes. As a result, construction efficiency and overall project value improve significantly.

Ideally, this maximizes BIM’s potential and overcomes current limitations such as:

  • Excessive interfaces for engineering information exchange;
  • Critical obstacles in engineering workflows.

By overcoming these challenges, the construction industry can enhance efficiency and achieve a leaner process, resolving design changes digitally before they reach the site.

For example, the United States has gained extensive experience with BIM across numerous projects. The primary benefits arise from precise geometric data of building components within an integrated environment. These include faster and more efficient processes, improved design quality, comprehensive lifecycle and environmental data management, enhanced production quality, automated assembly, superior customer service, and detailed lifecycle information provision.

At the same time, BIM offers significant advantages to project owners. Design changes and budget fluctuations often leave stakeholders uncertain. While some changes are unavoidable, many result from human errors or attempts to conceal deficiencies. Ultimately, owners bear these costs.

Therefore, owners should take proactive steps to prevent projects from reaching such problematic stages. By integrating BIM technology to resolve technical challenges and conducting thorough reviews, many common difficulties encountered in past projects can be alleviated or even eliminated.
