Discussion on the application of BIM by property owners begins with the need to develop a clear strategy that delivers substantial value. This strategy should include setting goals, outlining steps, and minimizing rework to maximize benefits. Key aspects of implementation involve formulating an enterprise BIM strategy, establishing a BIM management team, creating a BIM application environment, defining BIM contract terms, reviewing the BIM implementation process, and submitting results.
Successful BIM adoption depends on the company’s range of services, team quality, application foundation, and the capabilities of cooperating parties. This ensures the correct positioning of BIM application, allowing gradual project integration, process improvement, and the achievement of strategic goals. Property owners typically set up their own BIM management teams or entrust professional BIM service companies to establish and manage these teams. BIM implementation is then carried out across various owner departments under the supervision of specialized BIM consulting services.
The degree of BIM adoption by enterprises can be understood along two dimensions: BIM application capability and BIM technology capability. Initially, external BIM experts are engaged to guide the enterprise’s BIM technology development. In the intermediate stage, an internal BIM team is formed to attempt BIM implementation. Finally, in the advanced stage, all relevant personnel within the enterprise gradually use BIM.
Regarding BIM application capability, early efforts focus on completing individual project tasks using BIM—such as clash detection. Mid-term goals involve completing all tasks within a project through BIM, while the advanced stage aims for all tasks across all projects to be completed with BIM, enabling every employee to utilize BIM in their work.
We will pause here today in our discussion on BIM application by property owners. Although the use of BIM by property owners in China remains relatively limited in scope and adoption, major real estate companies like Vanke and Wanda are actively investing in BIM and have achieved notable results. Increasing interest from other property owners is a promising sign for the further promotion of BIM throughout China.
