BIM offers numerous practical benefits, many of which the author has previously explored. While these advantages are frequently mentioned across various articles, the perspectives can often be scattered. Here, we provide a clear summary of the four most prominent benefits for easy reference.
1. By converting 2D drawings into 3D models, any inconsistencies or issues between drawings—or between drawings and related files—can be identified early in the process. This allows for timely corrections before construction begins, preventing confusion among construction personnel about which documents to follow, and avoiding complications arising from design changes.
2. Once the 3D model is completed, necessary 2D drawings such as floor plans, elevations, and sections can be generated directly from the model. This proves especially useful when construction teams encounter problems on-site that are not clearly addressed in the original designer’s drawings. Relevant drawings can be produced based on the established 3D information model to clarify these issues.
3. The 3D model also enables direct output of quantity calculation tables, which helps accurately estimate the required materials. For example, when calculating concrete volume in a project the author participated in, the BIM software automatically accounted for overlapping sections and openings such as doors and windows, resulting in more precise quantity calculations.
4. The built-in clash detection feature in BIM software assists inspectors in identifying drawing errors or overlooked issues during the modeling process—such as beams clashing with doors or windows. This function provides significant support for designers by catching problems early.
These four points represent the author’s key takeaways on the practical benefits of BIM. Naturally, there are many more advantages that go beyond this list. The goal is to inspire readers to gradually discover and leverage the benefits of BIM that best fit their own applications as they gain more experience with the technology.
