Essential BIM Technology Concepts Explained (Part II)

4. Integration of Related Information

The building information model stores all parameters related to the fundamental components of a construction project within a unified database, achieving comprehensive information integration. Although database structures may differ among various software platforms, component-related parameters generally fall into two categories: basic and auxiliary.

Basic parameters describe the characteristics and properties of the components themselves within the model. For example, in door components, basic parameters include geometric, physical, and construction attributes. Auxiliary parameters, on the other hand, cover economic, technical, and other supplementary aspects.

Users can typically add necessary parameter fields according to their specific needs to better describe the components within the model. Due to the detailed information contained in the model, it supports a wide range of analyses such as spatial, volume, rendering, structural, and heat transfer analyses.

The structure of building information modeling is essentially a composite one, comprising parameter models and behavior models. Parameter models relate to geometric shapes and attributes, while behavior models manage actions and relationships within the model. By associating parameters with real-world meanings, BIM can simulate actual behaviors effectively.

This integrated building information model offers strong support for managing the entire lifecycle of construction projects.

5. Rich Additional Features

Since the building information model contains detailed data about the building it represents, it can easily generate relevant component information such as door and window schedules, material lists, facility details, and various comprehensive reports. This capability further enhances BIM’s value in practical applications.

For instance, these generated lists can be used for project budget estimation, procurement planning for suppliers, or environmental assessments such as CO2 evaluations. In fact, BIM’s application scope has extended well beyond architectural design.

BIM also facilitates a variety of visual analyses—including spatial, volume, rendering, structural, and heat transfer analyses—and provides a convenient platform for design evaluations required by other disciplines.

6. Enabling Information Sharing and Collaborative Work

BIM supports the XML data format, which plays a crucial role in enabling architectural design processes and computer-aided collaboration throughout the entire building lifecycle.

As a core collaborative platform, BIM allows designers in different locations to work together on the same building model over a network. Similarly, during the construction phase, diverse project participants—such as construction engineers, supervisors, mechanical and electrical engineers, and material suppliers—can use the building information model as a shared platform for real-time coordination and communication.

This collaborative approach ensures effective management and timely application of information across all roles, contributing to the smooth progression of the project.
