Owners typically collaborate closely during the design and review stages. However, as buildings and facilities grow more complex, BIM software and its associated workflows have become indispensable for managing these challenges. Today, I will explore the process monitoring capabilities that BIM software offers.
1. Coordinating Facilities with 3D Models Integrating MEP, Building, and Structural Systems
BIM models enable virtual coordination across various building systems. Equipment manufacturers can share detailed information and grant maintenance and operations teams access to these models, helping to prevent rework caused by design issues. Owners can use 3D digital models to collaborate efficiently with construction teams and handle complex coordination tasks seamlessly.
2. Creating High-Quality, Maintainable Equipment and Facilities via Interactive Integrated Models
Many owners go beyond basic MEP integration to ensure that mechanical, electrical, plumbing, data, and equipment systems are fully integrated and easy to maintain. This is especially vital for industries such as biotechnology and high-tech companies that rely on these systems for continuous, reliable operation. Interactive model browsing allows owners to virtually explore their facilities and simulate maintenance processes.
3. Preventing Disputes through Collaborative BIM Model Creation and Verification
Although still less common in China, advanced BIM adoption in countries like the UK and the US has helped reduce disputes related to design change payments. Typical conflicts arise from owner-driven design modifications, disagreements about whether designs meet contractual requirements, contractor claims regarding scope or missing data, and the use of incorrect documentation. Establishing a construction workflow centered on BIM models mitigates these issues by demanding precision and clear solutions, which in turn clarifies responsibilities among project stakeholders.
From these points, it is clear what process monitoring capabilities BIM software can deliver. Moreover, these capabilities heavily depend on the quality of the BIM model itself. The model’s quality directly influences the entire project and is a key factor in ensuring its successful completion.
