
This northwest-facing residence in New Delhi is home to a three-generation family. Built on a narrow 326-square-meter plot in a densely populated area adjacent to a busy city road, the design addresses the challenge of limited visual privacy. It balances openness, ample natural light, and spacious social areas, providing a welcoming environment where family and friends can gather.

Our approach diverges from traditional streamlined design and typical spatial layouts. For this dense residential building, which shares a party wall with neighbors, we chose to conceive the building volume as a fragmented, large entity, rather than merely a combination of window openings and facade elements.

The multi-faceted, independent stone facade effectively preserves privacy at the front of the house. A similar strategy is implemented for the service areas. Bedrooms and wardrobes are positioned at the rear to reduce heat buildup from the southern exposure.





The building’s depth is sculpted to connect the upper floors front to back, creating a winding, naturally ventilated central courtyard. This social space introduces greenery and balconies to all rooms, enhancing the connection between interior and exterior.





This design allows ample sunlight to enter, softened by wooden surfaces and roof glazing, reaching deep into the basement levels. The courtyard’s cross-ventilation is regulated by windows on the connecting bridge. During summer, heat accumulation enhances airflow (a BIM learning), while evaporative cooling and humidification are utilized. The design also exploits the ducting effect of monsoon winds to maintain comfort.
